No Income Verification Loans: Approval Without a DTI

Some borrowers cannot be described by a monthly income figure. NIV lending removes the figure entirely. Here is how it is underwritten.

An open ledger book, ruled into columns and entirely blank

Debt-to-income ratio is the backbone of conventional mortgage underwriting, and it works fine for a salaried borrower. It falls apart for a retiree living on portfolio withdrawals, an investor whose entities retain earnings, or a business owner whose compensation varies wildly from quarter to quarter. No income verification lending solves that by deleting the ratio.

What replaces income

Three things carry the file. Equity, meaning the size of your down payment or the amount of protective value in the property. Credit, meaning depth of history and absence of recent derogatory events. Reserves, meaning liquid assets left after closing, usually measured in months of the new payment.

The stronger those three are, the better the pricing and the higher the loan amount available.

Typical parameters

Expect 25% to 35% down on a purchase, credit floors in the high 600s to low 700s, and six to twenty-four months of reserves depending on the lender and loan size. Cash-out refinances are available, often capped near 65% to 70% of value.

Occupancy matters

NIV is most widely available on investment and business-purpose transactions. For a primary residence, options are narrower because consumer ability-to-repay rules apply, and lenders that offer an owner-occupied version usually substitute an asset-based calculation so that a repayment source is still documented.

Who should ask about it

Retirees, trust beneficiaries, borrowers between ventures, investors adding a property while a tax year is still open, and anyone who has been told their income is real but unusable. If you have equity and reserves, there is usually a structure here worth pricing out.
