Business Bank Statement Loans: How Deposits Replace Tax Returns

If your tax returns hide how much your business really makes, a business bank statement loan reads your deposits instead. Here is exactly how the math works.

Self-employed borrowers are punished twice. First they pay an accountant to legally reduce taxable income, then a mortgage underwriter uses that reduced number to decide what house they can buy. A business bank statement loan breaks that loop by qualifying on deposits rather than on the bottom line of a tax return.

The calculation, step by step

The lender pulls 12 or 24 months of statements from your business account and totals the deposits. Transfers between your own accounts, loan proceeds, and one-time non-business money come out. What remains is your gross business revenue for the period.

Next comes the expense factor: a percentage the lender subtracts to approximate your operating costs. Defaults commonly run 50%, but the number is negotiable with evidence. A CPA-prepared expense statement or a simple profit and loss report can bring a service business down into the 10% to 25% range, which can change qualifying income by thousands of dollars a month.

Finally the lender divides by 12 or 24 and applies your ownership percentage. If you own half the company, you get half the income.

Twelve months or twenty-four?

Twenty-four months smooths out a slow season and generally prices better. Twelve months is the right call when the business grew sharply in the past year, because the older, weaker months never enter the average. We usually run both calculations and submit whichever produces the stronger file.

What underwriting still cares about

Credit depth, reserves, and deposit consistency carry real weight. Frequent negative balances, big unexplained deposits, and gaps in the statement history are the three things most likely to slow an approval, so gather the whole sequence before you apply.

Two years of self-employment in the same business is the usual minimum, though some lenders will go to one year with prior experience in the same field.

How is pricing determined?

Pricing depends on the program, the property, the documentation method, and the lender. As a broker we shop hundreds of wholesale lenders on every file rather than selling one institution's rate sheet, which is how a file gets priced competitively instead of priced once. Some borrowers keep the loan for its full term. Others refinance later if their documentation picture changes or the market moves. Neither is decided at application.
