No Income Verification (NIV)
No income on the application at all.
No income verification loans remove income from the equation entirely. Qualification rests on credit, assets, equity, and for investment property, the asset itself. No DTI is calculated.
What makes this loan different
- No income stated, documented, or calculated
- No debt-to-income ratio in the file
- Qualification on credit, reserves, and equity
- Common on investment and business-purpose loans
Who this is built for
- Retired or asset-rich borrowers
- Investors with complex or private finances
- Anyone whose income cannot be documented at all
The difference from stated income
In a stated income file, a number appears on the application. In a true no income verification file, the income section stays blank and no debt-to-income ratio is ever calculated. The lender underwrites the collateral, the credit profile, and the reserves.
That makes NIV the cleanest option for a borrower whose financial life simply does not translate into a monthly income figure.
What strengthens an NIV file
Larger down payments, twelve or more months of reserves, credit scores above 700, and a property that appraises comfortably. Each of those is a lever we can pull to improve pricing.
What lenders typically ask for
- Credit report and ID
- Asset statements evidencing down payment and reserves
- Entity documents when title is held in an LLC
- Property documentation — purchase contract, insurance, and for rentals often a lease or market rent schedule
Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.
Worth knowing
Generally business-purpose financing.
No-income-verification programs are typically available on investment and business-purpose transactions rather than owner-occupied primary residences, because of ability-to-repay requirements on consumer mortgages.
Equity does the work income normally does.
Expect a materially larger down payment than a documented-income program would require, plus reserves.
Credit still matters.
Removing income from the file tends to increase, not decrease, the weight placed on credit history and assets.

We are brokers — this program is shopped across hundreds of wholesale lenders, not quoted off one rate sheet. A short application gives us enough to compare real options.
Program availability, terms, guidelines, and documentation requirements vary by lender and are subject to underwriting and change without notice. This is not a commitment to lend.
