Your client is about to liquidate. There is usually another way to fund it.
For independent advisors whose clients keep hearing the same two answers from lenders: sell something, or move the account over here.
The three calls you're tired of
“I'll just sell some positions and pay cash.”
A capital gains bill, a smaller portfolio, and a long-term plan quietly damaged — often decided before you were in the conversation at all.
“The bank will give me a better rate if I move my accounts.”
A mortgage conversation just turned into an assets-under-management conversation, and you're on the wrong side of it.
“They said I don't have enough income.”
A client with substantial assets and modest taxable income gets read as a weak borrower, because the only box on the form is monthly income.
What changes when the file goes to the right lender
Assets can support qualification without being sold.
Certain programs establish qualifying income from a portfolio using a formula rather than requiring liquidation. Terms, eligible account types, and the calculation vary by lender.
No transfer. No custody change.
We're a mortgage broker. We don't manage money, don't offer investment services, and have nothing at all to gain from where your client's account sits. That's not a policy — it's just not the business we're in.
You're in the analysis before your client acts.
With the client's permission, the leverage-versus-liquidate comparison runs with you rather than around you. You see the financing cost, we see the tax and opportunity cost you're modeling, and the client sees both.
The comparison is shown honestly.
Sometimes a relationship rate at the client's bank does win on the rate alone. What it usually leaves out is the tax cost of selling and the return given up. We'd rather your client see the whole number and decide.
How the partnership works
You introduce.
One email, or hand your client a direct line. No paperwork on your end.
We review and report back.
With your client's written permission, you're kept informed at each stage — including when the answer is no.
Your client gets a clear answer.
And the portfolio you've been managing is still intact when it's over.
We pay no compensation for referrals. Federal law (RESPA) prohibits compensation for referrals of settlement services.
Common questions
Send one client and judge the experience.
One file, start to finish. If the portfolio is still whole and your client is happy, you'll know whether there's a second introduction in it.
