When a Conventional Loan Is Still the Right Answer

Non-QM solves real problems, but it is not free. Here is how to tell whether you actually need it.

A specialist can be a hazard if every conversation ends in their specialty. Plenty of borrowers who are told they need an alternative loan are perfectly conventional once the file is read carefully.

What conventional handles well

W-2 income, documented self-employment with two years of solid returns, credit above roughly 680, debt-to-income under 45% to 50%, and standard property types. Down payments start at 3% for eligible first-time buyers and 5% for most others.

The pricing advantage over Non-QM is typically between three-quarters of a point and two points of rate, which on a $600,000 loan is several hundred dollars a month.

The common misdiagnosis

Self-employed borrowers are routinely pushed into bank statement loans when their returns would have qualified them. A small side business that shows a loss can simply be excluded if the primary income supports the payment. A rental with a vacancy can be documented with a lease. Before accepting an alternative product, ask whether the conventional file was actually run.

Mortgage insurance is negotiable

Below 20% down, PMI is required, but the form is a choice. Monthly borrower-paid insurance cancels automatically at 78% loan-to-value. Lender-paid insurance is built into the rate and never cancels. A single premium is paid at closing and can be seller-funded. The right answer depends entirely on how long you will keep the loan.

The honest framing

Use conventional when you qualify. Use Non-QM when it buys you a house you could not otherwise buy, or a closing you could not otherwise make. Some borrowers keep the loan for its full term. Others refinance later if their documentation picture changes or the market moves. Neither is decided at application.
