We are not only a Non-QM shop

If you qualify conventionally, you should have a conventional loan, and we shop the lenders so you don't have to.

The advantage of working with a broker is that if the file runs into trouble late, whether from a side business, a rental, or an underwriting overlay, we can move it to another lane without restarting your purchase.

Mortgage insurance strategy

Borrower-paid, lender-paid, and single-premium mortgage insurance produce very different total costs depending on how long you keep the loan. We run all three before you choose.

Documentation

What lenders typically ask for

  • Two years of W-2s and tax returns, or two years of business returns for self-employed borrowers
  • Thirty days of pay stubs and year-to-date earnings
  • Two months of asset statements, all pages, with any large deposits sourced
  • Credit report and photo identification
  • Gift letters and donor documentation where funds are gifted

Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.

Worth knowing

Debt-to-income is the binding constraint.

Agency guidelines set ratio limits that do not flex for a strong story. A borrower over the line generally needs to reduce debt, increase down payment, or use a different program.

Two years of returns is the standard for self-employment.

And what those returns show after deductions is what counts. This is precisely where borrowers with strong cash flow and effective tax planning hit a wall, and where alternative documentation exists as the answer.

Mortgage insurance applies below twenty percent down.

It can generally be removed once sufficient equity is established, which is a meaningful difference from some government programs.

When the file genuinely fits, this is usually the simplest route.

Agency guidelines are strict, but a file that meets them cleanly has the widest lender competition behind it. The alternative programs exist for when the fit is not there, not as a preference.

We are brokers — this program is shopped across hundreds of wholesale lenders, not quoted off one rate sheet. A short application gives us enough to compare real options.

Program availability, terms, guidelines, and documentation requirements vary by lender and are subject to underwriting and change without notice. This is not a commitment to lend.
