Written VOE Loans: Qualifying With a Single Employer Form
A written verification of employment can replace pay stubs, W-2s, and tax returns entirely. Here is who benefits most.

The written verification of employment, or WVOE, is a one-page form your employer completes stating your position, your start date, and what you earn. In a WVOE program, that form is the entire income documentation for your mortgage.
The problem it solves
Conventional underwriting reads your tax returns even when you are a W-2 employee. Unreimbursed business expenses, union dues, per diem adjustments, and multi-state filings can all drag the usable income figure far below what you actually earn.
A WVOE program looks only at what the employer certifies. If your gross pay is $140,000, that is the number, regardless of what your schedule A did to it.
What the employer fills in
Title, hire date, base salary or hourly rate, average hours, and typically bonus, commission, and overtime for the current and prior two years. A payroll administrator or HR representative signs it. The lender then independently verifies that the business exists and that the signer works there.
Limits to know about
Self-employed borrowers cannot use this program to verify their own income, and a family-owned employer usually triggers additional scrutiny. Most lenders also want the same employer for at least a year, or a documented history in the same field.
Down payment requirements typically start around 10% to 20% depending on credit and occupancy.
Why it closes fast
There is almost nothing for an underwriter to condition. No transcript ordering, no averaging of two years of variable income, no reconciling stubs against W-2s. Once the form is back, the income portion of the file is finished, which is why these loans routinely clear underwriting in a week or less.

If your tax returns hide how much your business really makes, a business bank statement loan reads your deposits instead. Here is exactly how the math works.
