Stated Income Loans in 2026: What They Are and Are Not

Stated income lending never disappeared, it just grew up. Here is how today's version is underwritten and who actually qualifies.

A board-formed concrete wall meeting a wall of glass, with water and hills beyond

Say stated income out loud in a bank branch and you will get a lecture about 2008. The product that exists now has very little in common with the one that earned that reputation, and for a narrow set of borrowers it is the cleanest solution available.

What is actually verified

Your identity, your credit, your assets and reserves, your employment or business existence, the property value through a full appraisal, and in many cases a title and entity review. The single thing not verified is the dollar amount of your income.

That is a much smaller leap than it sounds. A borrower putting 30% down with 780 credit and a year of reserves has a great deal to lose, and default performance on these files reflects that.

Reasonableness testing

Underwriters compare the stated figure against the occupation, the business size, and public data for the market. A restaurant owner stating $45,000 a month will be asked to support it. The same owner stating $18,000 generally will not. Overstating is the fastest way to lose an approval and, depending on the facts, it can also be fraud.

Where it is offered

Overwhelmingly on investment property and business-purpose loans, where the transaction is not a consumer mortgage. Owner-occupied stated programs exist through a few portfolio lenders but carry larger down payments and tighter credit floors.

When it is the right tool

Mid-restructure business owners, borrowers between fiscal years, people whose income is real but genuinely difficult to document, and investors who simply want to close in two weeks with a short condition list. If your income can be documented with statements, 1099s, or a P&L, one of those programs will almost always price better.
