Jumbo Loans: Why Two Lenders Quote the Same File Differently

Above agency limits, there is no rate sheet that governs everyone. Here is what actually drives jumbo pricing and approval.

A conforming loan is a commodity. A jumbo loan is a negotiation. Once you pass the agency limit, each lender is holding the loan on its own balance sheet or selling it into a private market, and their appetite is their own.

What drives your pricing

Loan-to-value, credit depth, reserves measured in months of payment, property type, and occupancy. Reserves matter far more here than on a conforming loan; a borrower with twenty-four months of payments in liquid assets can price materially better than an identical borrower with six.

Relationship pricing is real at private banks, where moving assets under management can buy a rate improvement. It is worth asking about, and worth comparing against a non-relationship lender before you move accounts.

Documentation flexibility

Jumbo does not mean full doc only. Asset utilization, bank statement, and hybrid income structures are widely available at these balances, which is essential for founders, partners, and executives whose compensation is mostly equity.

Appraisal and property risk

Expect two appraisals above certain loan amounts, and expect scrutiny of unique properties: waterfront, acreage, homes with limited comparable sales. Build extra time into your contract for it, and get the appraisal ordered the day you have mutual acceptance.

The practical advice

Do not take the first quote, including from the bank that holds your money. Have someone shop the bench in parallel on the same day, because these lenders reprice independently and the spread between them is frequently larger than anything you will negotiate elsewhere in the transaction.
