Jumbo is not one market

Below about $3 million, jumbo pricing is competitive and fairly standardized. Above that, you are dealing with portfolio lenders and private banks whose appetite varies by quarter, by property type, and by the shape of your balance sheet.

Shopping that bench properly is where the value is. Two lenders quoting the same day on the same file can differ by half a point and several weeks of timeline.

Documentation options

Full doc, asset utilization, bank statement, and hybrid structures are all available at jumbo balances, which matters for founders and executives whose income is mostly equity and distributions.

Documentation

What lenders typically ask for

  • Two years of tax returns and W-2s for full-documentation programs, or the documentation matching an alternative-documentation jumbo
  • Thirty days of pay stubs and year-to-date earnings where applicable
  • Asset statements covering down payment, closing costs, and reserves
  • Credit report and ID

Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.

Worth knowing

Reserves are typically the tightest requirement.

Post-closing reserve requirements on jumbo financing are generally more demanding than on agency loans and often scale with loan size. This is the requirement borrowers most often underestimate.

The threshold is local.

What counts as jumbo depends on the conforming limit in the specific county, which changes annually. A loan that is jumbo in one market is conforming in another.

Appraisal requirements can be heavier.

Some lenders require a second appraisal or a desk review above certain loan amounts, which adds cost and time.

Alternative-documentation jumbo exists.

Bank statement, asset utilization, and other methods are available at jumbo loan sizes. Pricing and equity requirements differ from full-documentation jumbo, sometimes considerably.
