The most underused benefit in lending

No down payment, no mortgage insurance, competitive rates, and an assumable loan. Nothing else in the market compares, and yet eligible buyers are regularly steered into conventional financing by lenders who find VA paperwork inconvenient.

High balances are where this happens most. Many desks quietly cap VA well below what the benefit actually allows, and push the borrower to a jumbo conventional with 20% down.

Jumbo VA

True jumbo VA programs reach $5 million while preserving the entitlement benefit, which means minimal down payment and no mortgage insurance at loan sizes most lenders will not discuss.

Documentation

What lenders typically ask for

  • Certificate of Eligibility
  • DD-214 for separated service members, or a statement of service for those currently serving
  • Standard income, employment, asset, and credit documentation
  • Documentation supporting any funding fee exemption, such as a disability award letter

Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.

Worth knowing

No mortgage insurance, but there is a funding fee.

The fee varies with down payment and whether the benefit has been used before, and it is commonly financed into the loan. Borrowers receiving compensation for a service-connected disability are generally exempt, which is worth confirming rather than assuming.

Entitlement can be partially used.

A borrower with an existing VA loan may still have remaining entitlement. Restoration after a sale, and second-tier entitlement, are both real options that borrowers frequently do not know about.

The appraisal has its own requirements.

VA appraisals include minimum property condition standards and the appraised value governs the transaction. This can affect competitiveness in fast markets, though it protects the buyer.

Occupancy is required.

This is an owner-occupied benefit. Occupancy timelines have some flexibility for service members, but it is not investment financing.
