Physician / Professional

Your contract is the qualification.

Physician and professional programs let doctors, dentists, attorneys, and other licensed professionals qualify on an employment contract with little or no down payment, while excluding student loan debt in many cases.

Highlights

What makes this loan different

  • Up to 100% financing on many programs
  • No mortgage insurance at high loan-to-value
  • Student loans often excluded or counted at IBR payment
  • Future employment contract accepted before start date
Best for

Who this is built for

  • Residents, fellows, and attending physicians
  • Dentists, veterinarians, and pharmacists
  • Attorneys, CPAs, and other licensed professionals

Why the guidelines are different

Lenders treat these professions as low default risk with steep income curves. That justifies waiving mortgage insurance, accepting small down payments, and starting income from a signed contract up to ninety days before the first paycheck.

Student debt handling is the other major benefit. Many programs exclude deferred loans entirely or count the income-based repayment amount rather than a calculated percentage of the balance.

Beyond medicine

The professional versions of these programs extend to attorneys, CPAs, engineers, and executives at some lenders. Eligibility lists vary, so it is worth asking even if your degree is not an MD.

Documentation

What lenders typically ask for

  • An employment contract or offer letter, which many programs accept before the start date
  • Evidence of degree and professional licensure
  • Student loan documentation showing balances and payment status
  • Standard credit, ID, and asset documentation

Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.

Worth knowing

Eligible professions vary more than people expect.

Physicians and dentists are near-universal. Veterinarians, pharmacists, attorneys, and CPAs are accepted by some lenders and not others. Eligibility is a lender-by-lender question.

Student loan treatment is usually the real benefit.

Many of these programs exclude deferred student debt, or use an income-driven payment figure, where a conventional loan would count a much larger payment. For a borrower with substantial education debt this frequently matters more than the down payment feature.

Low down payment is not free.

Reduced or zero down payment options are typically reflected in the rate. Comparing against a conventional loan with a down payment, over the period the borrower actually expects to hold the home, is worth doing.

Generally primary residence.

Most of these programs are built for owner-occupied purchases, with limited availability on second homes and rarely on investment property.

We are brokers — this program is shopped across hundreds of wholesale lenders, not quoted off one rate sheet. A short application gives us enough to compare real options.
