ITIN Loans

Your taxpayer number is enough.

ITIN loans finance homes for borrowers who file taxes with an Individual Taxpayer Identification Number instead of a Social Security Number, using alternative credit where a traditional score does not exist.

Highlights

What makes this loan different

  • ITIN accepted in place of an SSN
  • Alternative credit from rent, utilities, and insurance
  • Primary residence and investment property eligible
  • Down payments commonly 10% to 20%
Best for

Who this is built for

  • Tax-paying residents without a Social Security Number
  • Families with long rental and payment histories
  • Small business owners filing under an ITIN

Alternative credit

Many ITIN borrowers have thin or no traditional credit while having a decade of perfect payment history. Lenders build a credit picture from twelve months each of rent, utilities, insurance, phone, and similar obligations, typically requiring three or four such references.

A verified rental history with no late payments is the single strongest item you can bring.

What is required

A valid ITIN, two years of filed tax returns or an accepted alternative income method, documented down payment funds, and identification. Income can be documented conventionally or through bank statements depending on the file.

Documentation

What lenders typically ask for

  • ITIN card or IRS assignment letter
  • Two years of tax returns filed under the ITIN, or an alternative income documentation method where available
  • Photo identification, which may be foreign-issued
  • Proof of US residency, such as utility bills or a lease history
  • Alternative credit references where a traditional credit file is thin or absent — rent, utilities, insurance, or phone payment histories

Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.

Worth knowing

Down payment expectations run higher.

ITIN programs typically require more equity than comparable programs for borrowers with a Social Security number, and the range varies by lender.

Fewer lenders means less pricing competition.

This is a narrow market. Rate and terms differ more between lenders here than in most categories, which makes shopping worth more than usual.

Building a documented payment history helps.

Where traditional credit is limited, twelve months of documented on-time rent and utility payments often does real work in the file. That is worth starting well before an application.

Usually primary residence.

Most ITIN programs focus on owner-occupied property. Investment financing under an ITIN exists but is narrower still.
