Stacking / Hybrid Income

Stacking / Hybrid Income

Combine every income source into one approval.

Hybrid programs let you stack W-2 wages, 1099 contract income, business deposits, rental income, and assets in the same file, so no part of your financial life gets left on the table.

Highlights

What makes this loan different

  • Combine W-2, 1099, bank statement, rental, and asset income
  • One appraisal, one approval, one closing
  • Ideal for households with two very different earners
  • Structures documented source by source
Best for

Who this is built for

  • Households with a salaried spouse and a business owner
  • Borrowers with a job plus meaningful side income
  • Investors with wages and a rental portfolio

The a la carte approach

Most people do not earn money one way. A nurse with a travel contract, a spouse with a small business, and a rental duplex is three income types in one household. Conventional underwriting often forces you to choose the cleanest one and ignore the rest.

Hybrid underwriting documents each stream with the method that suits it, then adds them together. The W-2 is documented with pay records, the contract income with 1099s, the business with deposits, and the rental with a lease and the appraiser's market rent.

What to expect

The document list is longer than a single-source file but the approval is far larger. We map each stream before you apply so nothing is gathered twice.

Documentation

What lenders typically ask for

  • Full documentation for each income source being used — bank statements, 1099s, W-2s and pay stubs, or asset statements as applicable
  • Entity documents for any self-employed component
  • A clear picture of how the sources relate, so the same dollars are not counted twice
  • Standard credit, ID, and asset documentation

Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.

Worth knowing

Each source keeps its own rules.

Stacking does not soften the requirements for any individual stream. Bank statement income still takes an expense factor, RSU income still needs continuance, and every component has to stand on its own before it can be added.

Double-counting is the usual failure.

Business deposits that already appear as personal income, or distributions that also show on a return, get stripped out. The combined figure is frequently lower than the sum a borrower calculates themselves.

Fewer lenders permit combinations.

Many lenders restrict a file to a single documentation method. The ones that allow stacking often limit which combinations are acceptable.

Underwriting takes longer.

More documentation types mean more conditions and more review. Worth building into the timeline rather than discovering it.
