First-Time Investor
Buy the first rental without a landlord resume.
Programs that finance a first investment property for borrowers with no prior landlord experience, including DSCR loans that do not require a rental history.
What makes this loan different
- No prior landlord experience required
- DSCR qualification on the property's own rent
- House hacking and small multifamily strategies supported
- LLC title available from the first purchase
Who this is built for
- Buyers purchasing their first rental
- Owners converting a departing residence into a rental
- House hackers buying a duplex or triplex
The experience catch-22
Many investor lenders want twelve months of landlord experience before they will lend, which makes the first property impossible. A meaningful group of DSCR lenders waive that requirement, sometimes with a slightly larger down payment or reserve requirement.
Knowing which lenders waive it, and what they charge for the waiver, is most of the work.
Two good first moves
House hacking a two-to-four unit property with low-down-payment owner-occupied financing, or converting your current home into a rental when you move up. Both create landlord experience while using better financing than a pure investment purchase.
What lenders typically ask for
- Documentation matching the chosen method — lease or market rent schedule for a rental-income program, or full income documentation
- Entity documents where title will be held in an LLC
- Asset statements covering down payment, closing costs, and reserves
- Standard credit and ID documentation
Requirements vary by lender and by file. This is a general picture of what is commonly requested, not a checklist for a specific loan.
Worth knowing
No landlord history can affect terms.
Some lenders price first-time investors higher, require additional reserves, or cap leverage until there is a track record. Others do not distinguish at all.
Short-term rental projections face more scrutiny.
A first-time investor proposing to run a short-term rental often finds that lenders will only count long-term market rent. Underwriting to the conservative figure avoids an unpleasant surprise.
Reserves are frequently the binding constraint.
Down payment gets the attention, but post-closing reserve requirements are what most often determine whether a first investment property is actually reachable this year.
Occupancy has to be honest.
Investment financing and owner-occupied financing carry different terms for a reason. Representing an investment purchase as a primary residence is loan fraud, regardless of intent.
