Short-Term Rental Loans: Getting Credit for Nightly Revenue

Most lenders qualify a vacation rental on long-term market rent, which can understate it by half. Here is how to avoid that.

A freshly made bed in a bright minimal bedroom, unoccupied

The single most expensive mistake a short-term rental buyer makes is using a lender who values the property as a long-term rental. The property does not change; the number the underwriter uses does, and it decides whether you get the loan.

Two very different numbers

An appraiser's rent schedule estimates what a twelve-month tenant would pay. A well-operated nightly rental in a tourism market frequently grosses two to three times that. A DSCR calculation run on the first number fails; run on the second, it often clears with room to spare.

What documentation is accepted

For a property with history, twelve months of platform earnings statements or a property manager's operating statement. For a purchase with no history, many lenders now accept a projection from a recognized short-term rental data service, sometimes discounted by 10% to 25%.

Bring the seller's actual revenue history if the property is already operating; it is the strongest document available.

Expenses count too

Some lenders qualify on gross revenue; others deduct management and cleaning. Ask which, because the difference can be 20% of your qualifying income and it is rarely volunteered in a rate quote.

Regulation is underwriting now

Cities across the region have permit caps, primary-residence requirements, and licensing regimes. Confirm the rules in the specific jurisdiction before your inspection period ends. A lender who discovers a moratorium at day twenty will not fund, and you will have spent the appraisal fee for nothing.
