Reverse Mortgages, Honestly: The Good, the Cost, and the Fit
A reverse mortgage is a legitimate retirement tool and a poor fit for some households. Here is how to tell which you are.

Reverse mortgages carry more baggage than any product in lending, some of it earned by the industry decades ago. The modern HECM is federally insured, requires counseling from an independent agency, and is used deliberately by financial planners. It is also genuinely wrong for some households.
The mechanics
You must be 62 or older and have substantial equity. The available amount depends on your age, the home's value, and rates. Older borrowers and more valuable homes unlock more. You can take it as a lump sum, a monthly payment, a growing line of credit, or a combination.
No monthly mortgage payment is required. Interest accrues onto the balance, which is repaid from the home when the last borrower leaves it permanently.
The obligations that remain
Property taxes, homeowners insurance, HOA dues, and basic maintenance stay with you, and failing to keep them current can trigger a default. This is the most common reason reverse mortgages go wrong, and it is entirely avoidable with planning.
The line of credit feature
The unused portion of a reverse line of credit grows over time. Planners use this deliberately: establish the line early, leave it untouched, and let it grow into a buffer to draw from in years when the market is down instead of selling investments at a loss.
When it is the wrong answer
If you plan to move within a few years, the upfront costs will not amortize. If leaving the house to heirs unencumbered is the priority, the balance works against that. And if the need is short-term liquidity with a clear repayment source, a HELOC is usually cheaper. Counseling is required for a reason; take the conversation seriously.
