Renovation Loans: Financing the House It Will Become

A renovation mortgage appraises the home after the work is done, which is how buyers afford dated houses in great neighborhoods.

The best-located homes are frequently the worst-condition homes, and the gap between the two is where most of the available value in this market sits. A renovation loan is the instrument that lets an ordinary buyer capture it.

One loan instead of three

Without renovation financing, the path is a purchase loan, then a personal loan or credit cards for the work, then a cash-out refinance a year later. Three sets of costs, three approvals, and a year of high-interest debt in the middle.

A renovation mortgage collapses that into one closing, with the improvement budget escrowed and released as work is completed.

Appraised subject to completion

The appraiser reviews your plans and specifications and values the property as if the work were already done. That post-renovation value determines your loan amount, which is why you can finance improvements worth more than the equity you have today.

Choosing agency or Non-QM

Agency renovation products price better and work well for straightforward scopes with a licensed general contractor. Non-QM renovation financing costs more but tolerates larger scopes, investor occupancy, self-employed borrowers, and timelines that agency products will not allow.

Before you write the offer

Get a contractor bid during your inspection period, not after. The bid drives the appraisal, the loan amount, and the closing date, and a purchase timeline written without it is a timeline you will be extending.
