Land and Lot Loans: What Lenders Look At Before There Is a House
Financing dirt is nothing like financing a home. Utilities, access, and zoning drive the entire approval.

Vacant land is the hardest ordinary asset to finance, because there is no house to foreclose on and no rent to collect. Lenders compensate with larger down payments and shorter terms, and they scrutinize the parcel itself far more than the borrower.
The three questions
Can it be reached, can it be served, and can it be built on. Legal recorded access, utilities or a documented plan for water, septic, and power, and zoning that permits your intended use. A parcel that answers all three cleanly finances at meaningfully better terms than one that does not.
Leverage by land type
Finished lots in a platted subdivision commonly reach 70% to 75% financing. Unimproved lots with utilities nearby sit closer to 65%. Raw acreage often requires 40% to 50% down. Terms are frequently interest-only for one to five years rather than a 30-year amortization.
Do the diligence before closing
A perc test for septic feasibility, a boundary survey, a utility availability letter, and a zoning confirmation. These cost a few thousand dollars and they are the difference between an asset and an expensive field. Several are also required by the lender anyway.
Line up the construction lender early
If your plan is to build within a couple of years, ask about a land loan that converts or a lender that will treat your lot equity as the down payment on the construction loan. Structuring it as one relationship saves a closing and removes the risk of being unable to find construction money later.
