HELOC or Closed-End Second: Reaching Equity Without Refinancing

If your first mortgage is at a low rate, a cash-out refinance is usually the wrong move. Here is how second-position financing compares.

A narrow horizontal slot window set into a large smooth concrete wall

A great many homeowners are sitting on a first mortgage in the twos and threes and a pile of equity they cannot reach. Refinancing to get at it would reprice the entire balance. Second-position financing exists precisely to avoid that.

The two products

A home equity line of credit is revolving. You are approved for a limit, draw what you need during a draw period of usually ten years, and pay interest only on the balance outstanding. Rates are typically variable.

A closed-end second is a fixed-rate loan funded in one lump sum with a fixed payment and term, commonly 10 to 30 years. Nothing floats and nothing surprises you.

Which to choose

Choose the line when the need is staged or uncertain: a renovation with unknown scope, tuition across four years, or a standing reserve for investment opportunities. Choose the fixed second when the amount is known and the payment needs to be stable: debt consolidation, a down payment, or a one-time project.

Running the comparison

Compare the blended cost. Take your existing first mortgage rate and balance, add the second at its rate and balance, and compute the weighted average. Then compare that to a full cash-out refinance at today's rate on the entire amount. In most cases with a sub-4% first, the second wins by a wide margin.

Investment property options

Seconds on rentals exist but are narrower, with lower combined loan-to-value limits. They are a common way to pull a down payment out of an appreciated rental without disturbing a great first mortgage.
