DSCR Loans Explained: Letting the Property Qualify Itself

DSCR lending ignores your tax returns and asks one question: does the rent cover the payment? Here is how to make the ratio work.

The DSCR loan is the workhorse of modern real estate investing. It removed the two things that used to cap portfolios: personal income documentation and the ten-property limit.

The math

Divide gross monthly rent by the full monthly payment, including principal, interest, taxes, insurance, and HOA. That is your ratio. At 1.00 the property breaks even on paper. Above 1.20 you are in the best pricing tiers. Below 1.00, many lenders will still fund with 25% to 30% down, treating the shortfall as a risk you are covering with equity.

Improving the ratio

Three levers matter. A larger down payment lowers the payment. An interest-only structure lowers it further during the IO period, which is a legitimate and widely used way to clear the ratio on a property you intend to refinance or sell. And documenting the correct rent matters more than people expect, since a signed lease above the appraiser's estimate is often accepted when supported.

Short-term rental income is counted by a growing number of lenders using a 12-month operator statement or platform data, which frequently produces a much stronger ratio than long-term market rent.

LLC title and prepayment penalties

Because DSCR loans are business-purpose, title can usually be held in an LLC without a due-on-sale problem, which is why serious investors use them. Prepay penalties are standard, typically a five-year step-down or a three-year structure. You can usually buy the penalty down or away with rate, so decide your hold period before you pick.

What still gets checked

Credit, reserves of two to six months, a full appraisal with a rent schedule, and clean title. What is not checked is your job, your tax returns, or how many other properties you already own.
