Down Payment Assistance: Who Qualifies and How It Works
Assistance programs are more widely available than most buyers assume, including for households that think they earn too much.

Most renters who could buy do not, because of one number: cash to close. Down payment assistance exists to close that gap, and it is underused mainly because buyers assume they will not qualify.
The common structures
A deferred second mortgage with no payments until you sell or refinance. An amortizing second at a low fixed rate. Or a forgivable grant that disappears after you occupy the home for a set number of years. Which structure you get depends on the program, not on your preference.
Eligibility is broader than you think
Income limits are set by county and household size, and in higher-cost counties they are well above what most people expect. Many programs also do not require you to be a true first-time buyer if you have not owned in the past three years, and some target specific professions such as teachers, first responders, and healthcare workers.
The trade-offs
Assistance can restrict which first mortgage you use, may require homebuyer education, and may affect the terms of the first loan. It also adds a lien that must be dealt with when you refinance. None of that outweighs owning three years earlier for most buyers.
How to start
Get pre-approved first, then have your lender check current county limits against your household income and target price. Funds for some programs are allocated and can run out during the year, so once you know you qualify, move rather than wait for spring.
